Europe's most private residential estate: 900 hectares above Benahavís, two private golf courses, its own equestrian centre and a security-controlled single entrance. Plots are large, neighbours invisible, and turnover deliberately low.

Gated terraces on the pine slopes directly beneath La Concha, minutes from the Golden Mile and Marbella old town. The classic choice for buyers who want elevated sea views without leaving the town behind.

What counts as luxury property in Marbella?
In practice, the prime tier begins around €3m and is defined less by size than by position: gated enclave or frontline location, generous plot, sea or mountain views, and build quality that holds its value. Above €8m you are buying scarcity — a specific plot, a specific architect, a specific outlook.
Which areas hold value best?
Established, supply-constrained enclaves: La Zagaleta and El Madroñal in Benahavís, Sierra Blanca and Cascada de Camoján above the Golden Mile, Guadalmina Baja and Los Monteros on the coast. New land in these areas is effectively finite, which underpins resale values.
Can I see homes that are not publicly listed?
Yes. A meaningful share of prime Marbella sales never reach the portals — owners at this level often prefer privacy over exposure. We hold a private book of over 40 residences and introduce them only to briefed, qualified buyers.
What are the purchase costs on a luxury resale?
Budget roughly 10–12% on top of the price: 7% ITP transfer tax in Andalucía on resale homes, plus notary, land registry and legal fees. New-build purchases are taxed differently (10% VAT plus 1.2% stamp duty).
Do I need to be in Marbella to buy?
No. We routinely act for buyers abroad — filmed private walkthroughs, video viewings with a partner on site, and coordination of surveys, legal work and powers of attorney so you travel once, to the homes worth travelling for.
