The area

Sotogrande is the Costa del Sol's quiet aristocrat: 20 square kilometres of privately planned estate in Cádiz province, laid out in the 1960s around polo fields, a marina and what is still Spain's most respected golf course.

There is no nightlife strip and no high-rise. There are cork oaks, wide avenues, a genuine sailing and polo season, and an international school that anchors a permanent community of families.

Buyers here are usually experienced — often second-time owners on this coast — and value space, discretion and sport over proximity to Marbella, which is forty minutes east.

Neighbourhood by neighbourhood

Sotogrande Alto

The upper estate, wrapped around the Almenara and La Reserva courses and the cork-oak hills behind them. Large plots, mature gardens and long views to Gibraltar and Africa.

La Reserva has brought a new generation of contemporary villas, a beach club and a members' club to the area, and is the centre of most new development in Sotogrande.

Sotogrande Costa

The original lower estate between the Real Club Valderrama and the sea — the wide-avenue, low-density Sotogrande that the whole development was built around.

Classic Andalusian villas on very large plots, many now being rebuilt, plus the beachside apartment communities at Sotogrande Playa with direct access to the sand.

Sotogrande Marina & Puerto

The marina and its surrounding island network of waterside apartments and townhouses, many with private moorings at the door.

The most sociable corner of the estate, and the busiest in July and August when the polo and sailing seasons overlap.

San Roque Club & Alcaidesa

Immediately west of Sotogrande, San Roque Club and Alcaidesa offer the same golf-first lifestyle at a distinctly lower entry level, with two courses, a hotel and views across the bay to Gibraltar.

A practical alternative for buyers who want the Sotogrande radius, the schools and the sport, without Sotogrande's plot prices.
