Notary day is the single most important day of your Marbella purchase. It is also, for many first-time international buyers, the most unfamiliar. Here is exactly what happens.
Before the appointment
Bankers drafts are prepared by your Spanish bank the day before. Your lawyer will have already reviewed the final escritura wording.
At the notary
Buyer, seller, both lawyers and the notary sit around a single table. The escritura is read aloud in Spanish. If your Spanish is limited, your lawyer translates key clauses.
Signing and payment
You sign the escritura, hand over the bankers drafts and receive the keys. The whole process usually takes 60–90 minutes.
After
Your lawyer registers the escritura with the Land Registry and handles the tax payments over the following weeks.
