How we value a Marbella property (and why it isn't a formula)

The five factors that move a valuation, and why an accurate number matters more than a high one.

Any advisor can quote a price to win an instruction. Almost none of those quotes match the price the home eventually sells for. Here is how a genuinely useful Marbella valuation is built.

Comparable evidence

Recent transactions in the same community — not portal asking prices — are the anchor. We hold data on transactions many portals never see.

Condition and finish

The single biggest swing factor. Two identical apartments can transact 20–25% apart based purely on presentation.

Orientation and view

Southwest orientation, sea views and floor level materially affect price. Do not accept a valuation that ignores them.

Community and building

A well-run community with a healthy reserve fund is worth 5–10% on the price. A litigious community with pending derramas is worth much less.

Buyer pool

The right price is what a real buyer will pay today. We calibrate every valuation to the pool of clients we know are actively looking.
