Neighbourhood by neighbourhood

Río Real

The first enclave east of Marbella town, built around Río Real golf course and its Javier Bardem-era hotel. Close enough to walk into town along the beach, quiet enough to feel entirely separate.

A mix of golf-front villas, boutique apartment developments and a growing crop of contemporary new-builds — the most convenient of the eastern enclaves for anyone who still wants Marbella town on their doorstep.

Los Monteros & Altos de los Monteros

Los Monteros is the classic Marbella East address: mature beachside streets behind the Los Monteros hotel and the legendary La Cabane beach club, with some of the largest private plots this close to the sand.

Altos de los Monteros climbs the hillside above the motorway — the same neighbourhood in name, an entirely different product: panoramic sea views, newer villas and gated apartment complexes at a materially lower price per square metre.

Elviria

Elviria is the most complete village in Marbella East — supermarkets, a health centre, Nikki Beach, the Santa María golf course and the coast's best-known international school all inside one postcode.

Housing runs the full ladder, from beachside villas at Elviria Playa to hillside urbanisations with wide sea views. It is consistently the strongest year-round rental market on this side of Marbella.

Las Chapas & Hacienda Las Chapas

Las Chapas runs along the pine-backed beaches between Los Monteros and Elviria, a quiet residential stretch with direct beach access and very little through-traffic.

Hacienda Las Chapas, on the hillside above, is one of Marbella's largest-plot enclaves — country-house living on half-hectare gardens, ten minutes from the sand.

Marbesa & Bahía de Marbella

Flat, walkable, beachside villa grids with a distinctly local feel. Bahía de Marbella and Costabella sit closest to town; Marbesa spreads east behind the Elviria dunes.

The appeal is simple: a detached home with a garden and a pool, two minutes' walk from the sea, at a fraction of frontline Golden Mile pricing.

Cabopino & Artola

The eastern edge of the municipality, built around Cabopino's small marina, the Artola dunes nature reserve and one of the most protected stretches of coastline in Málaga province.

Stock is mostly apartments and townhouses in low-rise Andalusian-style complexes, with golf-side villas behind. Strong holiday rental demand and the shortest airport transfer of any Marbella address.

Santa Clara, El Rosario & La Mairena

The dependable middle of Marbella East. Santa Clara and Torre Real cluster around Santa Clara golf just east of town; El Rosario is a long-settled villa community running down to the beach.

La Mairena sits higher up in the Ojén hills, cooler in summer, with sweeping views to Africa on a clear day and a well-regarded international school at its centre.
