Spanish property taxes explained for international buyers

ITP, IVA, notary fees and annual costs — a clear guide to what you will actually pay.

The purchase itself is only part of your Marbella budget. Understanding what happens around it — transfer taxes, notary and registry fees, annual charges — separates a well-prepared buyer from a stressed one.

Resale purchases (ITP)

In Andalucía, the standard transfer tax on a resale property is 7% of the declared purchase price. There is no VAT on a resale.

New-build purchases (IVA + AJD)

New-build purchases carry 10% VAT (IVA) plus 1.2% stamp duty (AJD) in Andalucía.

Notary, registry and legal

Budget around 1.5% of the purchase price for notary, land registry and legal fees combined. Your lawyer is worth every cent.

Annual running costs

IBI (council tax) is typically 0.4–1.1% of catastral value per year. Non-resident income tax, community fees and basura (rubbish) add small annual charges.

Our advice

Budget 12–13% on top of the headline price for a resale, or 13–14% for a new-build. Never make an offer without knowing your total cost.
