What short-let yields look like in prime Marbella

February 2026 · 6 min read

A candid look at rental returns across the Golden Mile, Puerto Banús and Nueva Andalucía.

Everyone wants to know the yield number. The honest answer is that it varies significantly by asset, area and how professionally the property is run.

Golden Mile beachfront

A well-styled two-bed beachfront apartment in Puente Romano or Marina Puente Romano can produce 5–7% gross short-let yield if it is genuinely turnkey and managed properly.

Puerto Banús

Puerto Banús itself delivers stronger summer yields but a shorter season. Blended annual yield rarely exceeds 5–6% net of costs.

Nueva Andalucía

The Valley of Golf is our most consistent short-let market. Golf demand shoulders the low season. Expect 4–5.5% net on a well-priced apartment.

The professional gap

The difference between an amateur short-let and a professionally-run one is usually 30–40% in gross revenue. It is not marginal.
