Long-term rentals — anything over eleven months — remain the most sensible way to spend a first year on the coast. You get to test the areas, the schools and the commute before committing to a purchase.
How contracts work
The standard long-let contract is the LAU (Ley de Arrendamientos Urbanos) contract. Landlords are typically required to offer up to five years of tenure to a private tenant, terminable annually by the tenant.
Deposits and guarantees
One month's rent as legal deposit, plus one to two months as additional guarantee, is standard. Both are returnable at the end of the tenancy.
Utilities and community
Community fees are almost always paid by the landlord. Electricity, water, internet and gas are on the tenant.
