San Pedro de Alcántara and Guadalmina sit side by side on Marbella's western edge — a working Andalusian town and one of the coast's oldest gated communities, joined by a single coastal road.
Together they cover most of the price ladder between the New Golden Mile and the Golden Mile itself, and they remain the default answer for families who want schools, everyday services and beach access in one place.
Neighbourhood by neighbourhood
San Pedro is the most transformed town on the coast in the last decade: the coastal road buried underground, a rebuilt boulevard and paseo above it, and a genuine town centre that still functions as a Spanish town rather than a resort.
Buyers gain schools, everyday services, a walkable core and beach access at prices materially below the Golden Mile — in central apartments, low-density urbanisations north of the town, and beachside enclaves along its western fringe.
The sea side of Guadalmina: a mature, exceptionally low-density enclave of large villa plots running down to the beach, with the Guadalmina hotel and beach club at its centre.
One of Marbella's most established family neighbourhoods. Homes trade infrequently, values are stable, and much of the current activity is buyers acquiring older houses to rebuild.
North of the coastal road, Guadalmina Alta wraps around the Guadalmina golf courses and the commercial centre that serves the whole area.
A mix of golf-front villas, townhouse communities and apartment blocks, popular with year-round residents for its practicality and its position inside the Atalaya–Aloha–Swans school triangle.
The beachside grid immediately west of San Pedro's centre. Cortijo Blanco is all whitewashed low-rise and walkable streets; Diana Park and Nueva Alcántara add newer apartment stock between the town and the sea.
This is the entry point to the area for many buyers — walkable to both the beach and the town, with the lowest price per square metre in the guide.
